Sladen Estates - Industrial Development - Midlands, Speculative Offices and Warehouses

Nottinghamshire-based Sladen Estates continues to strengthen its position in the Midlands property market with the announcement of four new speculative schemes at junction 28 on the M1.

Four new developments totalling £13m in value will be on site by March 2003, providing in excess of 200,000 square feet of speculative offices and warehouses bringing Sladen Estates development programme over £45m.

Station Park is a £2½m scheme consisting of two speculatively built warehouses of 21,000 and 23,000 square feet, which will be on site in January. The construction of these two units follows the successful development on the site of a new 28,000 square foot head office for Imagelinx International in 2001. After the new development Sladen Estates is planning to develop a further 55,000 square feet on the site.

Fulwood 28 is also to be a speculatively built warehousing scheme, but providing 45,000 and 81,000 square feet in two units. Building work will also commence in January and the project value is £7m.

Phase one of The Village is a 7-building development providing 38,000 square feet of high quality office accommodation just off the motorway junction. The scheme starts on site in March and its value is £5m. The scheme, when complete, will have created 121,000 square feet of office accommodation with a final end value of around £20m.

Sladen Estates has also acquired 10 acres at Berristow Lane where it has detailed planning permission and intends to develop a 172,000 square feet high bay warehouse worth approximately £8½m.

Nick Sladen, managing director of Sladen Estates, is confident that the area around junction 28 on the M1 will continue to attract national and international companies. Demand is exceeding supply not only from companies in the south east that are moving north, but companies from Nottingham – who are also desperate for good industrial premises – that are looking to North Nottinghamshire.

This area offers a good stable supply of affordable and skilled labour, has excellent road and rail communications, and offers a good quality of life to those moving north.
