Land Securities - Mixed-Use Development - Kent Thameside, Eastern Quarry

Land Securities has submitted a planning application for Eastern Quarry, a 310 hectare (740 acre) site lying at the heart of the Government’s regeneration proposals for the south-east. The outline application addresses Land Securities plans for one of the most significant brownfield sites in England over the next 25-years and represents the next stage in the regeneration of ‘Kent Thameside’, a critical piece in the Thames Gateway jigsaw.

The proposals for Eastern Quarry include the potential to create -

7,250 homes

Up to 280,000 sq m (3 million sq ft) of commercial, retail, leisure buildings as well as community space

Up to 10,000 new jobs

Over 80 hectares (200 acres) of open amenity space, including parks and lakelands

New transport infrastructure including the Fastrack scheme

The plans have been created by internationally renowned masterplanner Eric Kuhne, who was also responsible for the Bluewater shopping centre. The scheme centres around five villages, each with homes, a school, community facilities and open space. It is the subject of on-going community consultation and over the past months Land Securities has hosted a series of public exhibitions and local interest group meetings, which attracted widespread positive local media coverage.

Located between Dartford and Gravesend, Eastern Quarry is ideally located to integrate the five new villages with surrounding residential communities and the planned new Channel Tunnel Rail Link international and domestic station and offices at Ebbsfleet.

Furthermore, plans to create the necessary transport infrastructure are well underway with the CTRL station at Ebbsfleet complimented by the new Fastrack scheme – which will link Eastern Quarry to both Ebbsfleet and Bluewater shopping centre. In addition work to widen the A2 is already in progress.
