Hawkstone Properties Plc - Mixed-Use Development - Sutton Coldfield, The Avenue

Hawkstone Properties Plc has secured planning consent for ‘The Avenue’ a major new mixed-use scheme located in the centre of Sutton Coldfield, West Midlands. A resolution to approve the application, subject to a section 106 agreement, was approved by Birmingham City Council in January 2003.
The £40 million development will provide retail, leisure and residential elements arranged over ground, first and mezzanine levels.
The scheme is set to include up to 5,295 sq m (57,000 sq ft) of retail and restaurant/bar accommodation and a 2,331 sq m (25,000 sq ft) Cannons health & fitness club.
In addition, Regent Inns has signed a pre-let agreement for a 743 sq m (8,000 sq ft) unit for ‘PALS’ - its stylish new bar concept. The pub and bar operator will pay a rent of £204.50 per sq m (£19 per sq ft) for the ground floor unit.
Set on a 1.7 hectare (2.5 acre) site, the scheme will also provide 255 residential apartments - 161 one-bedroom and 94 two-bedroom units - and feature a new 6 level multi-story car park with parking for 200 cars. The Avenue will be accessed from Brassington Avenue adjacent to the existing Gracechurch shopping centre.
Construction is due to commence later this summer, with completion of the commercial elements scheduled for late 2004.
Hawkstone acquired the site from Baffin (UK) Ltd and Scottish Amicable Life Assurance Society, the joint owners of the Gracechurch shopping centre. Neil Perrin of Hartnell Taylor Cook acted for the vendors on the sale, and is retained jointly with Chris Willans of Capital Retail as letting agents. The architects are Gould Singleton.
