Strutt & Parker - Offices Development - Welwyn Garden City, Bessemer Road

Shepherd Developments and Bell Hammer have secured detailed planning consent for Alchemy, a speculative 3,716 sq m (40,033 sq ft) headquarters office scheme in Welwyn Garden City.

Strutt & Parker and joint agents King Sturge are seeking either a pre-let or a sale to an owner-occupier. Construction of Alchemy, designed by Hamilton Associates is due to commence in Spring 2003 with completion expected in Spring 2004. The property - located on the Bessemer Road, adjacent to Shire Park - will be arranged over three levels with 160 car parking spaces.

"Interest from potential occupiers shown so far underlines the comparative strength of the Hertfordshire office market. Unlike many areas in the South East there continues to be demand for high quality, self-contained buildings of 40,000 sq ft and over. The attraction of Welwyn Garden City as an HQ location is supported by deals with Roche, Tesco and Schering Plough all completing in the last year."
