DTZ Debenham Tie Lung - Mixed-Use Development - London E14, West India Quay

Date: 04 Mar 2003

A planning application is about to be submitted for a 63-storey mixed-use tower at the western end of West India Quay, adjacent to Canary Wharf.

Designed by architects DMWR, working in association with Weintraub Associates, Columbus Tower will create a building of world-class architecture. The 237-metre building with a total of 93,423 sq metres (1,005 million sq ft) will provide a mix of hotel, offices, restaurant and retail space. The development is located directly on the quay, with views to the Dome to the east and along the River to Tower Bridge and the City of London to the west.

The development will comprise approximately 29,280 sq metres (315,000 sq ft) of offices, and a 266-room hotel (including 74 suites), providing the best international quality accommodation for the major financial and service occupiers in the Canary Wharf area. Also, there will be 5,030 sq metres (54,000 sq ft) of restaurants and bars, 2,240 sq metres (24,000 sq ft) of retail space and 2,530 sq metres (27,000 sq ft) of health and fitness facilities. DTZ are development advisers and letting agents.

Conceptually, the scheme will complement existing available accommodation within Canary Wharf and is a massive vote of confidence in the future of this important business location. Following grant of planning consent the development could be completed by 2007. The building draws its aesthetic inspiration from the heritage of London Docklands and the River Thames. This inspiration has been applied in an elegant 21st Century manner and it is anticipated that it will become a benchmark for future projects.

The scheme is being promoted by the owner of the property, Farnham Properties Ltd, and His Highness Dr Sheikh Sultan Bin Khalifa Bin Zayed al Nahyan, a member of the Abu Dhabi Ruling Family, in conjunction with developer SKMC.

Stephen Webster of DTZ acting on behalf of SKMC stated:
“Columbus Tower is a landmark design that will set the trends for the next generation. Its range of uses will provide a quality mix of hotel accommodation for the wider community and offices for the financial, media and professional sectors, which will complement existing accommodation within the Canary Wharf area. There will be associated retail space, as well as health and fitness facilities and roof top bars and restaurants. It will provide a vibrant and exciting vertical village.”
“The planning application being submitted to Tower Hamlets Borough Council follows the extensive and very positive discussions we have had with the Greater London Authority, Commission for Architecture and the Built Environment (CABE) and English Heritage.”

The development will be very well supported by local transport links. It is located within walking distance of four major underground and DLR stations, as well as cross town bus routes and the Thames Clipper commuter bus service.
