Douglas Duff - Offices Development - Bedford, Priory Business Park

Date: 19 Mar 2003

An exciting new development has just started at Priory Business Park, Bedford, as work gets under way on Stephenson Court, a speculative high-quality office scheme by Gladman Developments.

"Stephenson Court will bring an entirely new concept to the Bedford area"

said Andrew Clarke of agents Douglas Duff, who sold the land to Gladman

Developments on behalf of Bedford Borough Council. "The scheme is described as an ‘office village’ with a full range of business facilities and services incorporated into the development, and the emphasis will be on quality accommodation and flexible lettings."

The development, totalling 46,000 sq ft (4,274 sq m), will feature five two-storey self-contained office buildings of traditional brick construction under pitched, tiled roofs. The office suites will be in a choice of sizes from 330 sq ft (31 sq m) to 6,255 sq ft (581 sq m), carpeted throughout and with allocated car parking.

Knowing the changing nature of business requirements, Gladman Developments is offering flexible short- and long-term inclusive leases from 12 months upwards. And, for units of less than 1,000 sq ft, the costs of electricity, water, service charge and buildings insurance is included within the rent.

"Stephenson Court is expected to be completed by early July and we are now taking reservations" said Andrew Clarke. "With a superb location on Bedford’s Southern by-pass, Priory Business Park is likely to continue expanding, and Gladman is already proposing to develop a further site there specifically for owner occupiers or tenants requiring self-contained offices from 2,200 to 25,000 sq ft."
