Highland Developments Ltd, the private development company, has announced plans to create south Hampshire’s largest new office building in a £20 million speculative scheme in Eastleigh town centre, just outside Southampton.
Work will start shortly on the 5,775 sq m (62,162 sq ft) five-storey building called Centris with completion scheduled for summer 2004.
Irene Spencer, partner at joint letting agents Vail Williams says: “This new development on a prominent site at the intersection of the M3 and M27 is a welcome addition to the supply of quality office space around the Southampton area.
“It will be the largest new building available in the region which is important as occupiers currently have few other choices of this size and quality to consider in the area and that’s what has been holding the market back.”
The five-storey office property will provide high quality air-conditioned space designed for the modern office occupier. There will be parking on site for 170 cars and the design of the property includes a galleried reception and a substantial roof terrace.
Peter Rogers, director of Highland Developments is confident in starting speculative construction following success elsewhere on the M27/M3 corridor: “Over the last two years we have invested over £60m in office development in the Southampton area.
“Our schemes at Botleigh Grange and Link 414 have proved very popular in attracting blue-chip tenants such as B&Q, Vosper Thornycroft and Glen Dimplex. Our knowledge of the south coast market encourages us to build out speculatively at Eastleigh as there is evident demand for the right type of office development.”
Neilson Holt has been appointed as joint letting agents with Vail Williams.
