Scarborough Development Group - Offices Development - Exeter, Southernhay Gardens
Date: 30 Apr 2003
Detailed plans have been submitted for the development of the final phase of Southernhay Gardens, the last remaining prime office development site in Exeter city centre. The end value of the development is estimated to be in the region of £22 million.
Rokscar, a joint venture between Scarborough Development Group plc and Rokeagle Limited, has put forward proposals which include two office buildings of 68,000 sq ft and 33,000 sq ft, over five and four storeys respectively with 143 car parking spaces. The proposed scheme, Senate at Southernhay, is located in Exeter’s principal office district adjacent to the site of the new Law Courts and fronting Western Way, Exeter’s inner relief road. The development will set new standards in Exeter’s office market by providing high quality modern office accommodation on large floor plates.
Scarborough Development Group’s Jason Rockett commented: “Scarborough Development Group is delighted to be working with Rokeagle to realise the potential of what is arguably the premier office site in the city centre. Senate will provide occupiers with the opportunity relocate to a high profile, modern efficient building without having to move out of town. We are already in discussion with a number of potential occupiers, and expect significant interest.”
Simon Tothill of Rokeagle said: “Exeter has seen a dramatic expansion in recent times on the fringes of the city. This is an opportunity to revitalise the city centre office market on a site which has lain underdeveloped for at least 12 years. The quality of the buildings and internal specifications will provide occupiers with high profile space and excellent parking facilities, an essential asset in this city centre location.”
Bristol agents Lambert Smith Hampton and the Exeter office of King Sturge are joint letting agents.
