Hermes - Mixed-Use Development - Leeds, City Centre

Fund Managers Hermes and their development managers St James Securities are presenting an application for planning consent to transform the western sector of Leeds City Centre. The plan proposes the development of approximately 2.35 million sq.ft of mixed use development including offices, residential, hotel, restaurant and retail which will be developed to satisfy demand over an anticipated 12 year timescale.
St James Securities Limited development managers for Wellington Place have co-ordinated the masterplanning process on behalf of Hermes. Working with Hermes, Carey Jones Architects and a team of planning, highways and environmental consultants the masterplan has evolved over a 12 month period of close consultation with Leeds City Council planning officers.
The plan principally addresses the design of open spaces and landscaping. The detail of buildings will be considered architecturally on an individual basis with 16 identified plots. Landscaping proposals are particularly sensitive to the City Council's objective to open up the River Aire featuring a new riverside walkway and a slipway for small boats and canoes. 25% of the site will be transformed into public areas with a major event square and a 300 metre tree lined boulevard as a central feature of the plan.
Thousands of jobs are likely to be generated during the 12 year duration of the development. Floorspace studies indicate an eventual working population in excess of 12,000 and a living population of 2,000.
Arrangements have been made for a public exhibition of the plan with the model and landscaping details at The St John's Centre later in the summer.
