Developer confidence is rocketing as the final touches are put to a new fully speculatively built office park in Stourton.

The site, which is being developed by Deal Projects, located adjacent to Junction 7 of the M621, provides excellent access to the M1 and the M62 in South Leeds and will comprise three self-contained, high quality office units within a courtyard setting.

Lambert Smith Hampton has been appointed to market the site and Director, Paul Morris, says: “The trend for out of town office parks looks set to continue, we have completed letting a number of schemes on the M621 corridor, such as Geldard Business Park, and high quality units still remain in strong demand.

“The fact that this has been speculatively built means that Deal Projects is stealing a march to provide units, as space becomes scarce. I’m confident that owing to the flexibility of space and its location, next to the motorways and the new supertram link, this will let very quickly.

“All three units will be ready for occupation soon and we have already received a lot of interest in the site.”

Just five minutes out of the city centre, the development offers dedicated on site parking and access to three motorways. Being outside of the proposed congestion charge zone is an added benefit to prospective tenants. It also offers a variety of sustainable transport options from secure cycle lockers, to bus and, ultimately, supertram stops on the doorstep.

Richard Brown, a director of Deal Projects, developers of the site at Carlton Central, says, “We’ve opted to build all three units at once as I’m a firm believer in being able to show something on the ground to prospective tenants, as it’s often hard to get a feel for a development from just a plan. This way a prospective tenant can see the view from what could be their new office.

“We also wanted to construct the entire development at the same time as we’re keen that occupiers can move into a completed site, without having to deal with the noise and mess of ongoing building works.”

The three units, named Great Northern House, Great Eastern House and Great Western House, are all developed to the highest specification and project managed and built by Lemmeleg. All have central heating, double glazing, kitchenettes and disabled toilet facilities, benefiting from excellent natural light and suspended ceilings, plus the option of comfort cooling.

With two units measuring 557.4 sq m (6,000sq ft) and the final unit at 780.4 sq m (8,400 sq ft) they can be let in their entirety or split accordingly, appealing to a wide range of business looking for flexible space.
