Matthews & Goodman - Mixed-Use Development - Bolton, Crowthorn village complex

Date: 19 Feb 2004

Our Manchester Agency team has sold the unique Crowthorn village complex in Edgworth, near Bolton, to August Blake on behalf of children’s charity NCH.

Niche residential developers, August Blake have bought the site and intend to develop a mixed-use scheme, primarily for residential use. The luxury complex will transform the site and provide high quality accommodation of character in a prime location.

Formerly a residential children’s home, the 24.65 acre village site comprises both purpose-built residential property and office buildings suitable for conversion into a high quality development. The 89,539 sq ft (8,374 sq m) village consists of 19 principal buildings constructed between 1870 and 1900.

The site also contains recreational areas, a swimming pool and tennis courts in greenbelt countryside, presenting a unique opportunity to create a tailor made village.

Andrew Aherne said: “This deal is the culmination of a carefully planned proposition on behalf of NCH. The rural environment combined with the proximity to facilities in Bolton and Manchester will give August Blake a great opportunity to provide a successful and viable development. Edgworth and the surrounding areas are in a very attractive rural setting and offer excellent local facilities for convenience shopping and proximity to the M60, M61 and M65 motorways.”
