HBG Properties Ltd has started construction work on the first new speculative office building to be developed in Bristol City Centre for three years.
The 71,500 sq ft [6,642 Sq m] office building, to be known as Tower Wharf, is located on Tower Lane, next to the Shot Tower, overlooking the floating harbour. It is within close walking distance of both Broadmead and Temple Meads Railway Station, in the heart of the business community.
The 6-storey office building is being built to the highest specification including air conditioning, raised floors, three passenger lifts and suspended ceilings. There will be parking for 45 cars. It is anticipated construction work will be completed in autumn 2005.
Martin Hill of the developers, HBG Properties said: “We are actively involved in the Bristol market and we are confident there is demand in the city for this type of building. We could have waited to secure a pre-let but why wait for an occupier to commit before starting development, when we will be providing a high quality building in a great location suitable for most occupier’s needs?”
Alistair Bond of Hartnell Taylor Cook, joint letting agents with DTZ, said: “This is such an exciting project, especially with the city calling out for new office space of this calibre. In 2003 we were not able to attract any new occupier of any size to the centre due to the lack of suitable available stock. This is a great boost for the market”
The agents confirmed Tower Wharf is to be offered on a leasehold or Freehold basis at this stage a guide rental figure of £24.50 per sq ft has been indicated.
