Humberts Commercial - Offices Development - Southampton, Charlotte Place

Humberts Commercial has been appointed to market Charlotte Place, Southampton’s largest speculative new office development for five years.

The 60,000 sq ft development in the heart of the City is due to be completed in early 2005. Work by developers, McAleer & Rushe Group, is already well underway on the first phase of the development, a new 257 bed hotel for Jury Inns.

The prominent new office development is being built over eight floors and will be constructed to Grade A standard, with raised access floors and air conditioning and it is anticipated that it will be offered to the market at an extremely competitive rent.

“We are delighted to be marketing this prestigious development, it is going to be an instantly recognisable landmark in the city centre and will be a great location for the occupier to be highly visible as well as accessible,” comments Andrew Archibald, Senior Associate with Humberts’ office in the City.

“Charlotte Place is within walking distance of the heart of the Southampton and all its amenities. The offices will have the benefit of underground secure car parking as well as the improved access the development will bring to the roundabout itself.

“This is the city’s first new office of this scale since the development of Oceana House for Bond Pearce and it is a hugely exciting project to be involved with.

“Confidence is returning to the office market. A number of factors are contributing to the increased demand, including improvements in business confidence, the national and global economic climate and increased government spending, which this new development is set to capitalise upon.
