ProLogis - Industrial Development - Stoke on Trent, Campbell Road

ProLogis has started building its first phase of speculative warehouse development at the former Michelin Tyre factory at Campbell Road, Stoke on Trent. The first unit, DC1, will measure 250,000 sq ft and will be extendable to 500,000 sq ft. Practical completion is scheduled for early October and a quoted rental in the region of £4.50 per sq ft is expected.

The location not only offers a significant discount to the Midlands market, but most importantly offers occupiers an extensive and mature labour pool from which to draw."
In recent years Stoke on Trent has seen considerable regeneration and resurgence after a long period of decline following the closure of its traditional manufacturing industries. The town's easy access to the M6 and M1 via the A50 trunk road, combined with lower rents and a ready supply of labour, has allowed Stoke to emerge as a leading distribution hub within the wider Midlands market. Companies that have established distribution facilities in Stoke include Sainsbury's, Asda, TK Marx and Screwfix. New Look is also rumoured to have recently secured a site for a new distribution facility within the Stoke area.
