Grenville Smith & Duncan - Offices Development - Birmingham, Tricorn House
Date: 03 Sep 2004
Tricorn House, one of Birmingham's key landmark buildings, is set to invite the city's commercial market to witness a new look following completion of the first phase of a multi million pound refurbishment programme by owners Commercial Estates Management.
The eighth floor of the ten storey office building has undergone total transformation and now provides high quality, air conditioned Grade A open plan office space, on a rarely available 15,000 sq ft floor plate.
A new 5,000 sq ft (465 sq m) reception area forms phase two. Work on what was formerly a concrete area outside the building began last month with completion anticipated in December this year. The refreshing design includes a new stylish entrance and reception together with state of the art glass clad communal space including informal café and meeting facilities for tenants as well as break out areas.
In addition to the high quality office refurbishment and creation of new reception area and facilities, Tricorn House benefits from new high speed lifts and new toilet, shower and disabled facilities.
Situated adjacent to Five Ways Island, Tricorn House is centrally located to allow easy access to the city centre, inner ring road, motorway networks, stations plus Birmingham's International Airport.
William Davies of Commercial Estates Management Ltd comments: "We are very excited about the changes we have made to this landmark building. Open plan floor plates this large are rarely available in Birmingham. With the high specification refurbishment of the eighth floor together with our major investment in the buildings facilities we believe we have created a unique product for the Birmingham market."
Agents for the scheme are GSD and KWB. Greg Shutt of GSD, joint office letting agents with KWB added: "This renovation will give Tricorn House a new lease of life. The building is so well know and is most definitely a landmark of this part of the city. The refurbishment will provide high quality finishes and a superb working environment with impressive views across the city, providing an important addition to the current supply of office space in Birmingham".
