Alder King - Offices Development - Cirencester Office Park
Date: 17 Sep 2004
In a ground breaking new development, Morcroft Property Developments Ltd have begun work on the first phase of Cirencester Office Park, the new 55,000 sq ft office development on the site of the former football club, according to property consultants Alder King.
Following conclusion of a lengthy planning process phase one of the three-phase development will total 15,000 sq ft of quality office space in a two storey courtyard arrangement. Individual units will be available from 1,300 sq ft to 4,700 sq ft, and will be capable of combination to meet a wide range of requirements. All offices will benefit from central heating, lift access and generous on-site parking.
Cirencester Office Park is situated in a prominent gateway location to the town on Tetbury Road, within walking distance of Waitrose and the town centre. Completion of the first phase is due in late Spring 2005, and the offices will be available to lease or buy.
According to Simon Kingsley, Partner in Alder King's Swindon office, who is acting for Morcroft, the new office park will relieve the pent-up demand for good quality office space in the town. He said:
"Cirencester Office Park is the first ever dedicated out-of-town office development in Cirencester. Until now office space in the town has either been above retail premises with little or no parking, or within an industrial environment such as Love Lane industrial estate. With many company directors living locally and having to commute to offices in Swindon, Gloucester or Cheltenham there is a strong demand for offices in the town. Morcroft have recognised this and are now supplying the market with exactly what it wants. We anticipate that there will be a strong demand and we are already talking to a number of interested parties."
