Easter Development Group has submitted a detailed planning application to Luton Borough Council for the 70,000 sq ft first phase of its one million sq ft business and technology park at Butterfield, Luton.
The first phase located adjacent to the first roundabout at the park will comprise five two-storey buildings that have been designed by Easter's architect Hamilton Associates.
The focal point for the first phase will be the Park Centre, a dramatic two-storey building that will provide a reception office for the park, together with ancillary accommodation and facilities for the use of occupiers. Also, there will be an open-air performance area in front of the Park Centre for concerts and entertainment in the summer. The design of the buildings incorporates a strong sustainable element.
Mike Forster, development director of Easter Developments commented:

The landscaping retains the existing mature hedgerows and areas of boundary woodland and will be supplemented where necessary. Wildflower meadows will be created to encourage species diversity, along with areas of shorter grassland with more formal ornamental planting used for internal plots.
As part of the first phase the East of England Development Agency (EEDA) has bought two sites at the entrance to the scheme for an Innovation Centre and Business Base. A planning application for these buildings is expected to be submitted by EEDA in the near future.
The 90-acre Butterfield, Luton site lies on the east side of the town adjacent to the A505 Luton to Hitchin Road dual carriageway. Butterfield is close to Junction 10 of the M1 motorway and within easy reach of the A1(M). Luton Airport lies within two miles while the Thameslink connection provides a rapid rail service from Luton Parkway to Kings Cross in just 35 minutes.
