Construction of Old Woking's only current speculative office development, Grosvenor Court, is on schedule with a phase one launch planned for May.
The £6.5 million project, by UK commercial property developers Marlin Land, got underway last summer, and its completion will see a total of 25,000 sq ft of grade A office space offered to the Woking market during the course of this year.
This latest development from Marlin Land follows its successful launch of Woking's Monument Business Centre - a mixed use industrial warehouse and office development totalling some 33,000 sq ft - which is now home to companies such as Cable & Wireless, Easynet, and European health food distributor Tree of Life to name but a few.
Grosvenor Court, Hipley Street, is adjacent to the already thriving and established Westminster Court office development and has been designed to offer businesses an opportunity to buy freehold, self contained offices in a prestigious courtyard setting.
Built to the highest specification, Phase I, comprising 12,300 sq ft ranged across three office units is due for completion in May 2005 and will be available on a freehold or leasehold basis either individually or in combination. Phase II, two further offices of 6,320 sq ft are due for completion by the end of 2005.
Quality freehold office space in Old Woking is in short supply. Marlin Land's speculative development - which replaces some 45,000 sq ft of dilapidated industrial units, is set to be of interest to a range of business occupiers looking to retain their presence within the town.
"Occupiers in search of freehold office space currently have little available to choose from anywhere in Woking and Grosvenor Court will help to meet that shortfall," explained Stephen Prockter, a director of Marlin Land.
"Marlin Land chose to develop this site to provide freehold opportunities for local office occupiers in direct response to the continuing trend amongst business owners to meet their expansion or relocation requirements through the acquisition of a freehold property. The commercial property market has delivered a strong performance in recent years and this is set to continue.
"This development is in a great location, just a mile from Woking Railway Station and the Town Centre with access to the A3 and the M25 only two miles away and we anticipate a great deal of interest from occupiers as Phase I nears completion."
The offices in Grosvenor Court will benefit from an energy efficient heating/cooling system, carpeted raised floors, remote control luminaire lighting systems as well as the highest quality fittings and finishes. Each three story block has provision for lifts and staff shower facilities are included in each unit. Quoting terms for the development are £285 per sq ft.
Each building will have adjacent secure allocated car parking and the entire development will benefit from landscaping and tree planting.
