HelioSlough - Industrial Development - Teesside, Wynyard One

HelioSlough, the joint venture between Helios Properties and Slough Estates, has announced plans to develop over 1.1 million sq ft (102,190 sq m) of distribution/warehouse space at sites in Teesside and Sheffield.

At Wynyard One, the 207 acre (83.77 hectares) site in Wynyard, Teesside, detailed planning has been submitted for 700,000 sq ft (65,030 sq m) of B8 space. Work will start on two speculative units spanning 38 acres (15.38 hectares) of the site. HelioSlough aims to complete the first 300,000 sq ft (27,820 sq m) building around the end of the year.

In Sheffield, a detailed planning application has been submitted to Sheffield City Council for 400,000 sq ft (37,160 sq m) of B8 space at HelioSlough's Sheffield International Railfreight Terminal (SIRFT). The unit will include a dedicated rail terminal.

Subject to planning consent, work is due to start this summer with completion scheduled for early 2006.

Mike Hughes of Helios Properties comments: "The distribution market is moving northwards and we identified these sites as having huge potential. With its proximity to Teesport and the fact that it is adjacent to A19, now linked to the A1(M), Wynyard One is an ideal location for logistics operators. As is SIRFT, situated opposite Sheffield airport, the site has easy access to the M1 and is rail connected.

"Our decision to build speculatively shows we are extremely confident in the attractiveness of both locations. We are already in early discussions with potential occupiers."
