Property developer, Marlin Land, has just broken ground on its latest speculative freehold office development at Junction 5 of the M6 at Birmingham.

Construction of Phase 1 of the £8 million Marlin Office Village development began this week and will total 9,200 sq ft. The first five self contained offices of approximately 1,800 sq ft each, is due for completion in December 2005.

The development is the final phase of an existing destination which is already home to a Holiday Inn Express and Fort Jester public house.

Phases 2 and 3 will follow in due course with the final development totally some 41,450 sq ft arranged in 21 two storey buildings in a landscaped courtyard setting.

Just 500 yards from Junction 5 of the M6, the freehold offices' superb location is expected to attract a raft of attention from owner/managers following the current trend to investment and ownership through Self Invested Pension Plans, or simply to take advantage of continued low interest rates rather than renting their business premises.

Marlin Office Village is believed to be the only speculative freehold development currently close to Birmingham. The site offers immediate access to the national motorway network; is just 10.5 miles from Birmingham International Airport, railway station and the NEC with Birmingham city centre just 5.5 miles away.
