Gazeley - Industrial Development - Spain, Magna Park Plaza

Date: 21 Sep 2005

At Magna Park Plaza in Zaragoza, Spain, leading European logistics developer, Gazeley, and construction partner GSE, have completed a new speculative logistics facility.

The 215,285 sq ft (20,000 sq m) distribution centre was built speculatively in an amazing 11 week construction period using Gazeley's revolutionary G.Track concept. The standard industry build time for a unit of this size is between 24 and 30 weeks.

The official completion ceremony was presided over by Ian Worboys and Adriano Figueiredo of Gazeley, Ricardo Garcia Becerill of PlaZa and The President of the Autonomous Community of Aragon, Marcelino Iglesias Ricou.

The warehouse unit (Unit 1) is particularly interesting as it is the first of Gazeley's warehouses to be built in Spain and incorporates several of Gazeley's groundbreaking EcoTemplate initiatives.

EcoTemplate was launched in October 2004 following two years of research and reflects Gazeley's commitment to its long-term strategy of delivering sustainable development.

Gazeley plans to develop a total of 1.9 million sq ft (180,000 sq m) of logistics space at Magna Park Plaza with up to five further units ranging in size from 107,642 sq ft to 1.07 million sq ft (10,000 sq m to 100,000 sq m). The remaining units can also be delivered in brake speed time using the G.Track concept.

Ian Worboys, Gazeley's Managing Director for Spain said:

"It is fantastic to have completed the very first Gazeley warehouse facility in Spain at the logistics hot spot of Zaragoza.

"We decided to build the unit in just 11 weeks using our G.Track development concept to showcase exactly what the Gazeley brand stands for in our established European markets. We look forward to developing quality logistic facilities, built to the highest specification and in record time at Magna Park Plaza and many other new Gazeley logistics parks yet to be launched in Spain."

In 2004, Gazeley signed a development agreement with Plaza, the real estate company of the Government of Aragon, to develop the first phase of the Magna Park Plaza site. Spanning 34 hectares, phase one of the dedicated logistics park is located within the Plaza development in Zaragoza, also known as the greater Plaza logistics platform.

The land, which is jointly owned by the City of Zaragoza and the Government of Aragon, is located near the airport and directly connected to the A-2 Motorway, the main artery road connecting Spain's two major cities, Madrid and Barcelona. Magna Park Plaza is one of the few logistic locations in Spain to offer road connections to a European gauge railway system.

Zaragoza's strategic location in central Spain is ideally suited to service supply chain networks across the whole of the country, as well as providing excellent links to France via Toulouse in the South and Bordeaux in the North.

Joint letting agents for the scheme are Cushman & Wakefield and Aguirre Newman.
