Salmon Harvester Properties, the joint venture between NFU Mutual and Salmon Developments, has acquired a major development site in south west London and has unveiled plans for a £16 million light industrial and warehouse scheme.
The 5.2-acre (2.1 ha) site in Modern Road, Merton, is currently occupied by 163,090 sq ft (15,580 sq ft) of factory buildings but Salmon Harvester plans to demolish these to make way for a new smaller unit development of up to 100,000 sq ft (9,290 sq m)
"We have been impressed with the level of enquiries for small b1, b2 and b8 buildings and at this stage we envisage making a speculative start on at least 50% of the site," says Rorie Henderson, director of Salmon Harvester.
"The site is already zoned in the local borough's unitary development plan for industrial use and, subject to the necessary consents, we expect to have the first units ready for occupation by the first quarter of 2007."
Simmons Bedding Group plc had occupied the site since 1973 but has relocated its operations to Strood in Kent and Dudley, West Midlands.
Colliers CRE acted for Salmon Harvester while Michael Roberts represented Simmons Bedding Group.
Salmon Harvester has a current development programme valued at over £200 million. Its major schemes include The Brewery in Cheltenham, a 200,000 sq ft (18,580 sq m) mixed-use project; Bartley Point, a 135,000 sq ft (12,542 sq m) light industrial and warehousing scheme and other projects in Wakefield, Borehamwood and Ashford, Kent.
The company also recently announced a £150 million development drive in the hotel sector.
