Gazeley, in joint venture partnership with MetLife, has started construction of two environmentally-friendly warehouse units totalling 455,045 sq ft (42,274 sq m) at Magna Park UK. The EcoTemplate distribution facilities are being built speculatively.

The units have been branded 'Therma' and 'Solar' to reflect the energy saving and eco-efficient measures incorporated in the buildings' design. This follows the JV partnership's completion in March this year (2005) of Hydro - a 422,784 sq ft (39,277 sq m) speculatively built EcoTemplate unit.

Therma and Solar will feature 15 key elements of the EcoTemplate model including photovoltaics, 5% additional roof lights, a totem (renewable energy source), low water appliances, solar thermal hot water module and a roof water collection and recycling system. Materials used in the construction process include marmoleum in place of vinyl, organic paint and timber from sustainable sources. Local provenance vegetation will be incorporated in the landscape of the warehouse buildings.

The eco-initiatives featured at the units - Thermo 179,880 sq ft (16,710 sq m) and Solar 275,165 sq ft (25,563 sq m) - are fitted at no extra rental cost to the potential occupier (100% funded by the developer), which is a direct reflection of Gazeley's long-term commitment to sustainable development.

EcoTemplate means that the buildings are also designed to reduce operational costs through significant energy savings while also reducing CO2 emissions and minimising environmental impacts in many other ways."

Over the last 15 years Gazeley has developed 7.7 million sq ft (715,330 sq m) of distribution space at Magna Park UK, Europe's largest dedicated logistics park, and planted over 1 million trees in and around the park.

The distribution park is home to 27 distribution operators including Asda, Argos, DHL, TNT, Exel, Lidl, Nissan and Toyota.

Magna Park UK has unbeatable transport links and is situated at the centre of the strategic 'golden triangle' formed by the M1, M6, M9 motorways just 8 miles from the nearest international freight terminal. Some 85% of the UK population is, for example, within a 4.5 hour truck drive of Magna Park.
