Beadie Group - Mixed-Use Development - Romford, Market Place Car Park

Romford's newest and most unique multi-storey car park has been formally handed over to London Borough of Havering (LBH) by the Beadie Group, developers of the £40 million mixed-use Market Place development.
Cllr. John Mylod, Mayor of Havering and Cllr. Patricia Mylod, Lady Mayoress were joined by Nigel Lewis and Clive Thompson of The Beadie Group to cut a ceremonial ribbon and receive the keys to the car park management offices.
The event, which was attended by representatives from the London Borough of Havering as well as the development team, representatives from contractors Mowlem and other town representatives, is a precursor to the public opening of the car park in the next few weeks once the LBH has completed systems commissioning and staff training. Britannia Parking has been officially named as the car park operator on behalf of LBH.
The four-level, 251-space car park features two extra-height levels created specifically to accommodate vehicles for Romford Market traders. It forms an important element of the new development underway in the heart of the town. When completed Market Place will include 6,652 sq m (71,612 sq ft) of integral retail and leisure, a 1,243 sq m (13,388 sq ft) standalone 'Signature' building, as well as 115 one- and two-bedroom apartments. In addition, there will be a new 80-bedroom Travelodge Hotel and a doctor's surgery as well as a new facility for the Romford Shopping Hall.

"Good car parks remain crucial to the vitality of any city and particularly Romford which has a regional appeal and reach. For those driving here to work or shop the car park is often the first and last place they see during the course of their visit. The new Market Place Car Park will be a welcome addition to Romford's overall appeal as a major destination for all forms of commerce. It's important to create amenities for car-borne shoppers and visitors, but as part of this project we specifically sought to improve the car parking offer and operation for Market Place traders. It's important to also note that we have created a car park designed to complement Romford's already excellent public transport links to the Market Place site. This includes provision for cycle accommodation on Ground and First Floors."
The car park has been designed to meet the Association of Chief Police Officers guidelines for the Secured Car Park Award scheme and includes CCTV on all floors. On market days traders will be able to park lorries on the Ground Floor and vans at First Floor level with height clearances of 4 m on both floors. On non-market days those spaces will be opened up for general public use. Private cars will have parking on the levels above with two spaces dedicated spaces set aside for the Doctor's Surgery team and 40 spaces set aside on the top deck level for the residents in the apartments. Two lifts serve all levels of the car park.
Market Place main contractor Mowlem Building subcontracted O'Keefe to build the car park's concrete frame structure and Moss Barrett to undertake the brickworks including the 'arched window' fascias that run along two sides of the structure.
The car park has barriers and four Zeag Orion pay-on foot paypoint machines installed by Merton-based Zeag UK Limited.
The car park, which has delineated walkways and CCTV coverage, was designed by Maslen Brennan Henshaw to meet the Association of Chief Police Officers Secure by Design Standards. Two lifts serve all levels of the car park.
