Landmark Development - Mixed-Use Development - Leeds, Cavendish House

Redevelopment plans to deliver mixed use accommodation within one of Leeds' city centres most prominent multi-storey buildings are now complete. Cavendish House, at the junction of The Headrow and Albion Street, has been successfully transformed to deliver nearly 6,000 sq ft of grade A office accommodation, prime sited retail units and 94 luxury apartments.

The office space, situated on the top two floors of the 12 storey building, has already been let. The schemes developer, Landmark Development Projects has relocated from existing premises in Park Square to occupy 2,700 sq ft and building and projects consultancy CNP has secured a long leasehold deal for the remaining 3,100 sq ft of open plan space.

Because of its proximity to the shopping district, the retail space at Cavendish also attracted pre lets with Yorkshire Bank taking a 3,500 sq ft unit and PC World securing a huge 21,000 sq ft allocation over two floors for its first ever city centre store.

The residential element, which was re branded Basilica with a marketing campaign that focused on its pivotal location. Apartments are undergoing fit out with handovers expected in May 2006.

Successful occupancy for both commercial and residential space at Cavendish is a testament to the schemes prime position that centres between Leeds retail heart and its business district. This is further evident by Landmark's £12.5m forward sale of the retail aspect to Merrill Lynch who expect to see significant rental growth.

Landmark Development Projects acquired Cavendish House from Royal London in July 2004. It launched an immediate eighteen-month, £13m renovation programme working with DLG Architects to transform the tired 1960's building into more modern mixed use accommodation. The venture received much praise from Leeds City Council officials who consider the site to be the 'missing tooth' in a line of successful developments on The Headrow.
