Rok Development - Mixed-Use Development - Sittingbourne, Cynergy Park

Work is moving swiftly on Rok Development's Cynergy Park scheme, its mixed-use development set in 19 acres (7.69 ha) in Sittingbourne, Kent. Infrastructure works are now completed and several deals are close to fruition.
The scheme will comprise approximately 270,000 sq ft (25,083 sq m) of office space, with units ranging from 2,500 to 90,000 sq ft (232 to 8,361 sq m), along with a 45-bedroom hotel in landscaped grounds.
Work started on site in November 2005, following approval of the planning application, and completion is scheduled for September 2006.
Chris Boulter, director at Rok Development, comments: "We are on track with this stage of the development and are confident of sticking within our nine to twelve month building programme. With the office market in the area continuing to strengthen, the development will quickly provide much needed flexible office accommodation in a prime position within the burgeoning Thames Gateway."
Tim Young, head of offices at NAI Fuller Peiser, letting agent at the scheme, comments: "The location benefits from good transport links to London and the rest of the UK, and to mainland Europe but without the high cost of locating in the City. Negotiations are already underway with a number of potential occupiers, reflecting the attraction of a regenerating area with a wide catchment of highly-skilled staff."
Young continues: "Furthermore, there are very few sites in the south east which are completely enabled for 'immediate occupation' where full planning consent is in place and occupiers are able to negotiate a bespoke package freehold or leasehold with varying specification at a cheaper cost than other business locations such as Kings Hill Business Park in Maidstone. Rok is, in effect, creating a whole new commercial environment which will contain itself in terms of offering incubator space for local businesses as well as the larger regional office facilities and major corporate relocation functions."
Richard Souber of Gerald Eve, comments: "There is also the possibility of providing Health & Fitness space at Cynergy Park together with other leisure uses, as well as a bar and restaurant facility. We are currently in talks with potential operators and we hope to be able to announce something soon."
Jonathan Creek, of Harrisons Surveyors also acting at the scheme, says: "Rok Development is a well established brand and has a good reputation within the commercial property industry. We are pleased to be working with them at Cynergy Park where they can bring their development expertise to the local area."
Cynergy Park is within the Thames Gateway, and closely follows government initiatives to regenerate the area.
