Jackson Construction - Mixed-Use Development - Barking & Dagenham, Sustainable London Housing Project

Jackson Construction has secured its first major design & build project under a high profile four year partnering framework deal with national social housing provider, Hanover Housing Association. The £5.2 million scheme will see Jackson create a new community for the elderly at the heart of the London Borough of Barking and Dagenham, with the construction of 52 purpose built extraCare housing units.
The development takes the form of a central, two-storey U-shaped building, which will house 36 flats and two rows of eight bungalows for the elderly positioned on either side of the central core. The flats follow the 'extra care' model whereby more comprehensive care is provided than is associated with traditional sheltered housing, enabling frail residents to stay in their homes rather than be admitted to hospital or residential care homes.
The new development boasts impressive environmental credentials and is highly sustainable. To reduce carbon dioxide emissions, renewable energy sources feature highly within the scheme; with wind turbines generating electricity for lighting and power, and roof mounted solar thermal collectors for domestic hot water purposes. The solar thermal system uses solar collectors on the roof of the main building to pre-heat water that will be used in sinks, showers and other hot water applications. Additionally, the buildings will feature living green roofs, which all helps the development to achieve a "very good" rating under the BRE Bespoke EcoHomes assessment scheme, which measures the environmental performance of buildings.
To provide a real community feel to the development and provide a range of amenities for residents, Jackson will construct a street scene of shops within the central two-storey structure, which will also include recreation areas, lounge, buggy store and dining area. Externally, a spacious public square provides a central town space and meeting place for residents, with attractive hard and soft landscaping finishes completing the attractive ambiance.
The project is scheduled for completion in June 2007.
