NAI Fuller Peiser - Mixed-Use Development - Derby, Pride Park
Date: 18 May 2006
Woodford Cedar Limited, a joint venture between developers Cedar House Investments Limited and Lancashire-based Woodford Land, has submitted an outline planning application to Derby City Council for the redevelopment of the former Bombardier Bogie and Signalling Works on Pride Park.
Cedar House joined forces with Woodford Land in October 2004 to carry out the £50m redevelopment of the now derelict Bogie Works which had been a centre for Railway Engineering for 170 years.
The five hectare site, which is to be known as "The Point" is one of the biggest ever developments on Pride Park. When complete you could see the roll out of an additional 300,000 sq ft (272 sq m) of commercial accommodation.
The planning application is for a comprehensive mixed use scheme comprising office, retail, leisure and residential. When planning is granted, it will bring an additional 1,000 new jobs to Pride Park. Remediation of the site by Woodford Land is already underway and development work is scheduled to commence shortly afterwards.
Jason Parkinson, managing director of Woodford Land said: "The Point is a high profile scheme and we look forward to working with Cedar House to develop a landmark development in Derby which will act as a shop front for anybody arriving in the City by train.
"Work on the first phase development will commence in the autumn and is expected to be completed by summer 2007".
Chris Carlisle, development director for Cedar House Investments, added "Our proven track record on Pride Park, coupled with our unrivalled experience and the technical expertise of the joint venture will enable us to raise the standard of development to rival other Regional Cities. We hope to incorporate a level of architecture which we believe may be unrivalled anywhere in the city to date.
Sarah-Jane Preston, partner at agent NAI Fuller Peiser in Manchester comments: "We are delighted to be involved in this exciting mixed-use scheme at Pride Park which is one of the UK's most successful brownfield regeneration projects. Whilst marketing is only at an early stage, The Point is already generating considerable interest thanks to its excellent location and will attract considerable inward investment. We are already in advance talks with a hotel operator and other occupiers for other uses".
The redevelopment of the former Bombardier Bogie and Signalling Works marks the final phase of the development of the 180 acre Pride Park site which is now home to household names such at Derby County Football Club, Egg, David Lloyd Leisure and a whole cluster of motor dealerships.
