Bergerac Estates - Leisure Development - France, Le Village des Alpes Sur Valserine

UK-based Bergerac Estates, has submitted its 25,000 sq m factory outlet village development in Bellegarde Sur Valserine, France, which is estimated to have an end investment value of circa 90 million euro, to the Departmental Commission of Commercial Equipment (CDEC) of Ain for a license to proceed to the planning authorities.

The S&P Architects-designed scheme, called Le Village des Alpes Sur Valserine, comprises 139 units, restaurants and leisure facilities. 124 units are under 300 sq m, 10 are 300-600 sq m, the restaurants are between 300-600 sq m and there are three anchor stores. The scheme has just over 2,400 car parking spaces.

Across the entire scheme, which will be developed in two phases, over 80% of the offer will be clothes and sport.

Le Village des Alpes is in an optimum, strategic location to attract a large number of consumers. It is on the main arterial route to the Alps, by the A40 motorway which provides links from Paris to Italy, Lyon to Geneva. A TGV station and two international airports are within one hour's drive.

A CACI survey undertaken by Bergerac Estates confirms a large catchment of 3.8 million inhabitants within a 90-minute drive time of the development as well as a proportion of tourists who make 27,633,689 visits to the Rhone Alps region each year. 1.2 to 1.5 million visitors are expected in the first year and, after five years, upwards of 3 million per year.

Designed by S&P Architects in association with CRB Architects, the factory outlet village is organised in a circuit layout that attracts people into and through the scheme, and establishes an estimated dwell time of between three and five hours. As a low-rise development, it blends into its surroundings while preserving the local environment.

The scheme will promote the region, improve the economy of the area, provide much needed employment and attract spending from local, national and international consumers.
