Space Property - Industrial Development - Chesham, Second Phase of Chess Business Park Commences

Hillview and Space Property have commenced phase 2 of Chess Business Park, following the disposal of three further units at phase 1.

Phase 2 of the 4.6 acre (1.86 hectare), 36 unit scheme, located on Moor Road in Chesham, Buckinghamshire, will comprise five office units and 10 industrial/warehouse units, with first-floor office space, ranging from 1,375 sq ft to 6,400 sq ft (128 to 595 sq m). The units are specifically designed for the owner-managed business sector and are available on a freehold or leasehold basis.

Phase one, comprising five units, practically completed in April this year. Unit 1, totalling 17,250 sq ft (1,603 sq m), has been let printing company to Croxsons on a 15-year lease at a rent rising to £150,000 pa. Howdens Joinery Company has taken units 4 and 5, totalling 9,149 sq ft (850 sq m), on a 15-year lease at a rent of £80,000 pa.

Alex Gale, development director of Space Property, comments: "With units 2 and 3 in solicitor's hands, phase1 is now fully spoken which has reflected the high demand for quality starter and business units in the area and given us the confidence for a speculative start on phase two."

Letting agents are Stupples and Aitchison Rafferty. The contractor for phase 2 is TRAK.
