Space Property - Mixed-Use Development - Dartford, Charles Park, Crossways

Space Property and Legal & General have started work on site at Charles Park, the joint venture's £30 million speculative industrial/business development at Crossways Business Park, Dartford, Kent.

The 178,140 sq ft (16,549 sq m) scheme, set on a 8.5 acre (3.43 ha) site within Crossways, will comprise 24 warehouse units, with first floor office space, ranging from 3,360 to 24,908 sq ft (310 to 2,315 sq m). The units will be available on a leasehold basis a quoting rent of £7.75 to £10 per sq ft (£83.42 to £107.64 sq m).

The scheme will be built in one phase and completion is scheduled for spring 2007.

Nick Turner, director of Space Property, comments: "There is healthy demand for leasehold business units in the area and we expect to see interest from companies capitalising on the regeneration of the Thames Gateway as a whole."

Letting agents are Edwin Hill, Colliers CRE and M3. Fitzpatrick Contractors Limited is the main contractor.
