Strutt & Parker - Offices Development - Maidenhead, Room 404 Development on Norreys Drive

Date: 30 Aug 2006

Kenmore and Bell Hammer have started construction on a 33,200 sq ft office building in Maidenhead on the site of the former Hazmac warehouse on Norreys Drive.

Branded as Room 404, and located just off the A404 and 1.5 miles from the M4, the offices are being speculatively built. Construction is well advanced, with completion due in March 2007.

Strutt & Parker's Jeremy Rodale, National Markets - Office Agency, said:

"The decision to develop in Maidenhead is well founded as the town has always been the best performer in the Thames Valley during the last two property cycles. Other than Vanwall Business Park, Maidenhead, there are no new Grade A buildings available in the town. We therefore aim to deliver into an improving market and continue to lead rents."

Daniel Williams, Development Director at Kenmore comments:

"Kenmore bought Norreys Park at the end of 2004, and it was a logical follow-on to buy this site located at the front of the Park. Room 404 is a first class scheme in a key location and we are excited to be one of the first to develop speculatively in the Thames Valley in this cycle."
