Canon House Properties - Mixed-Use Development - Abbots Langley, New Redevelopment at School Mead, Hertfordshire

In April 2005, St Albans based developer Canon House Properties successfully acquired a site just over 1 acre at School Mead, Abbots Langley, Hertfordshire, in a joint venture with Galliard Homes.
The site was owned by Watford Borough Council and was occupied by a 1950's shopping parade together with 6 flats above. Planning consent has been granted for demolition of the existing structure and a new mixed-use scheme comprising 6 ground floor retail units together with 24 flats above and 56 car parking spaces, of which 24 spaces are allocated to the retail element. The retail offer will include a large convenience store, which has been pre-let to Spar, with further major retailers already contracted to occupy the parade including Ladbrokes and Dominos Pizza, leaving three units available to let.
Response from the local community has been positive given their longstanding wish to see this local eyesore replaced. This attractive new development will provide a much-needed focal point for the local residential population given the striking design of the scheme, appropriate mix of retailers, high specification flats and ample parking.
Demolition of the existing building commenced on 21 September 2006 and the £3.6m building contract will take approximately 1 year to complete.
