Landmark Development Projects - Mixed-Use Development - Bradford, New Plans to Revitalise Wilsden Site

A planning application has been submitted for a new £4 million mixed-use development that will revitalise a derelict site in Wilsden, Bradford. In a joint venture with Leeds & Regional Properties, local developer Landmark Development Projects has proposed to build residential and business accommodation on the disused site just off Shay Lane that was formerly occupied by Allied Textiles.
Prior to submission, the plans were discussed with local authority officers and the local parish council to see how the scheme could work to maintain historic employment on the site. An attractive terrace of new business units ranging from 1,200 to 1,800 sq ft will provide much needed space for start up businesses in the area.
To sustain land value and subsequently provide support funding to deliver the business element, the new scheme also proposes to provide 42 residential homes comprising apartments, town houses and detached properties. Existing cottages on the site would be retained and reorganised to link into the new community.
Overall the plans will transform what is now a dilapidated eyesore into a pleasant rural environment where business can thrive and new homes can be provided in a much sought after residential area.
Richard Morton, Director at Landmark Development Projects, comments, "We felt that it was extremely important to maintain a business trading element on the site but it is currently not possible to build starter units and generate land value due to recent increases in construction costs. The result has been to push employment uses back into the cities to the detriment of local areas. Our proposals have balanced the uses in the site so that the local area prospers to maximum effect."
If planning is granted, Landmark Development Projects will begin speculative development as early as spring 2007 with completion anticipated in autumn 2007.
