Landmark Development Projects - Industrial Development - Wakefield, Industrial Build Application to Meet Demand in Wakefield
Date: 20 Nov 2006
A detailed planning application has been submitted for a series of modern new industrial units at Langthwaite Business Park in South Kirkby, Wakefield. The application proposes to deliver against a gap in the market for high quality accommodation that does not command excessive rents due to motorway proximity.
Yorkshire developer, Landmark Development Projects has submitted proposals to speculatively build six new units in the first phase that could lead to a total development covering around 80,000 sq ft at the site in the near future.
If planning is granted, Landmark hopes to start construction early 2007 with completion anticipated in Autumn 2007. This first phase will provide six new 'starter' units ranging from 2,695 sq ft to 13,000 sq ft.
Richard Morton, Director at Landmark Development Projects comments, "Wakefield is clearly benefiting from major inward investment that is attracting national distribution companies to the region. However, there is still a demand for new build schemes that can accommodate smaller local businesses needing new premises to comply with recent legislation and which support modern day requirements. Our speculative build for the first phase demonstrates our confidence that there is pent up demand for this type of accommodation."
Mohan de Silva, Chief Executive of first The Wakefield District Development Agency commented: "I am delighted that Landmark has decided to undertake this speculative investment at Langthwaite Business Park and welcome their planning application, which could bring significant private sector investment into the District and create much needed jobs for the local area."
Mohan added: "Landmark's confidence in Langthwaite Business Park is well founded as it follows on from the recent £1m regeneration project which has taken place and involved the installation of CCTV, new fencing, improved lighting, landscaping works, environmental improvements and the establishment of a Business Association. The transformation has raised business confidence and interest in Langthwaite Business Park and these proposals will help to meet the growing demand for smaller units."
