Nettleship Sawyer - Offices Development - Poole, Work begins on revamp of former 'Exchange & Mart' headquarters
Date: 01 Aug 2007
Work has begun on a total revamp of a major office block in Poole, Dorset, which was best known as the home of 'Exchange & Mart' for many years.
The new owners of Link House, Clark Estates UK, are carrying out an extensive refurbishment of the five storey building in West Street.
The work includes air conditioning, access flooring and new lighting and carpets. Externally, the building will be transformed to provide an 'as new' headquarters office building.
Link House will be available by way of lease and, as a result of the level of refurbishment, rents will be circa £15 per sq ft.
Link House is the only complete office building of this size and standard (36,093 sq ft) in Poole and comes with 122 car parking spaces.
Nettleship Sawyer, Dorset's leading chartered surveyors and commercial property consultants, is acting as joint agent with CB Richard Ellis of Southampton.
Chris Nettleship, Joint Managing Director, said: "Link House is one of Poole's major office buildings and is just a short walk from the town centre and Poole Quay.
"This really is a rare opportunity to lease space in what is set to be a spectacular building."
Elsewhere in Dorset, work is now well underway on the first major speculative office development in Bournemouth for 30 years.
Regent Place, at 69-89 Holdenhurst Road, will provide 45,911 sq ft of accommodation and is available for sale or let.
Freehold prices start from £528,000 for a 2,345 sq ft suite while leasehold rents will begin at £17.75 per sq ft.
The eight-storey block is being developed by Ankers & Rawlings with offices available early next year.
The fully air conditioned building, complete with car park, has suites from 2,345 sq ft and floors from 5,681 sq ft. The 6,144 sq ft ground floor has A1/A2/A3/D1 or D2 use.
"This is a highly prestigious building in a prime position and we expect a lot of interest," said Mr Nettleship. Nettleship Sawyer is acting as joint agents with Goadsby.
