Douglas Duff - Offices Development - Milton Keynes, New Buildings Shoot Up At Woodlands

Construction work is under way on brand new office buildings at Woodlands Business Park, located adjacent to the historic trees of Linford Wood, just one mile North of Central Milton Keynes. The first phase of the new development includes four buildings, one of which has already been pre-sold to the White Clarke Group through agents Douglas Duff, part of the Erinaceous Group, and Masons Lousada. Providing business IT solutions and services for the financial sector, the White Clarke Group has bought one of the larger buildings of 12,000 sq ft (1,115 sq m), in order to expand from its existing offices at Oak House, Woodlands.

"The four-phase new development will provide office premises in a range of sizes for sale or to let, so we are expecting a high level of interest" commented Jonathan Whittle of Douglas Duff. "Good quality is the key note, inside and out - all the buildings will have raised floors and comfort cooling inside, and the external walls will be attractively designed with combinations of glazed curtain walling, masonry, rendering and cladding."

Providing a total of 39,000 sq ft (3,623 sq m) of good quality office accommodation, the first phase will provide two smaller detached buildings of 4,000 sq ft (372 sq m), and two larger buildings: the one bought by the White Clarke Group and another of 20,000 sq ft (1,858 sq m) which can be occupied as a whole or subdivided into individual self-contained office suites from 3,500-20,000 sq ft (325-1,898 sq m). Contractor Mainland Construction has wide experience of similar projects in Milton Keynes and is expected to complete this phase in September this year.

Bought in 2004 by Hilstone Corporation, Woodlands Business Park currently provides a total of 120,000 sq ft (11,148 sq m) of office premises in seven buildings named after British tree species. It offers the ideal environment for growing businesses - a choice of sizes of offices, free private car parking, quality business environment and dedicated on-site security and building management.

This new development will be in four phases to offer a further 109,000 sq ft (10,126 sq m) of offices which will be offered for sale or to let through joint agents Douglas Duff and Masons Lousada.
