Yorkcourt Properties - Offices Development - Wakefield, Speculative Build The Way Forward At Paragon Business Village

Yorkcourt Properties has begun work on site to speculatively build a contemporary new 18,000 sq ft office at Paragon Business Village, Wakefield. This comes following a series of high profile lettings in the first phase of the development which is now 95% let to companies including Nationwide Building Society, the ODPM for the Yorkshire & Humber Fire Control Centre, City & Guilds and Securitas.

The speculative building is part of a larger unit totalling 28,000 sq ft, with the remaining space already pre-let to Chadwick Lawrence, a leading national firm of solicitors.

Clearly visible from the A650, the new office is situated in a prime position at the forefront of the scheme. Held back until now the plot affords one of the best locations of the first phase and the striking glazed building proposed further enhances its prominence, offering potential tenants a real showcase office in a fabulous location.

Featuring two levels of office accommodation above ground floor level and under croft parking the building has been designed in such a way that the entire plot can be subdivided in half, by floor or within floors to provide smaller units of 3 -9,000 sq ft.

The speculative part of the build will be completed to a basic shell providing total flexibility for incoming tenants to stipulate their own specification right down to air conditioning units, flooring and ceiling tiles. The final specification will be incorporated as part of the development costs and work will be carried out during the fit out stage with no additional timing implications for the new occupants.

Yorkcourt Properties believe this unique approach to the development gives greater opportunity for companies to have offices truly suited to their needs by providing fully tailored office space in a fraction of the time taken to inhabit elsewhere. They are hopeful it will attract a company seeking a regional HQ to add to the prestigious list of tenants already in residence at Paragon.
