Berkeley Homes - Offices Development - London, Berkeley To Introduce West-End Quality Offices To Battersea Riverside

Date: 05 Sep 2007

Property developer Berkeley Homes (Central London) Ltd has unveiled plans for the introduction of 60,000 sq ft of prime office space into the Battersea riverside market with the launch of the Business Quarter at its flagship mixed use development, Chelsea Bridge Wharf.

Located close to Battersea Park and Chelsea Bridge, The Business Quarter commercial elements will offer style and flexible office accommodation specified to the highest class A West-End 'headquarters' standards, and will be a major element of the final phase of development.

The eight storey commercial building, which also comprises a pair of two-storey wings, will offer ground and first floor space of 12,500 sq ft, with floors of around 3,500 - 4,000 sq ft offered on the higher levels. The flexible space will feature raised floors and heating and cooling systems, and will benefit from generous natural lighting.

Rental levels are expected to be highly competitive with the local office market, including nearby Victoria, with current expectations at approximately £34.50 per sq ft.

It is expected that The Business Quarter will be an ideal headquarters location for a single tenant with a larger requirement.

Situated off Queenstown Road, the Business Quarter will be orientated around a landscaped courtyard environment and will benefit from the high quality amenities offered at Chelsea Bridge Wharf, including shops and restaurants plus CCTV monitored underground parking. Other benefits will include park views and easy pedestrian access to Battersea Park.

The Business Quarter element will also include a 218 bed, 4 star hotel which will be operated by Pestana Group.

Paul Vallone, Managing Director, Berkeley Homes (Central London) Ltd, comments, "The Business Quarter will offer an exceptional quality of office space, rendered to the high standards associated with Berkeley developments, including an innovative interior design concept. Together with the hotel, this final phase of development at Chelsea Bridge Wharf will form the centrepiece of our vision for the mixed-use community, and forms an important aspect of our expanding portfolio of commercial and mixed use developments".

Work commenced on the Business Quarter in Spring 2007, with final completion anticipated by late 2008. The offices are designed by award winning architects Scott Brownrigg, and the sole office agents on the scheme are DTZ.
