Llanelli based WRW Developments has won the bid to develop the new £4million flagship office complex on Delta Lakes - the key employment site on the £250m Llanelli Waterside development. WRW Developments is a core subsidiary of the WRW Group which is one of the most successful development and construction companies in mid and south Wales.

The announcement was made by the joint venture partnership between the Welsh Assembly Government and Carmarthenshire County Council following the exchange of contracts this week.

The Welsh Assembly Government is providing a property development grant to ensure the development meets the desired high quality design standard and achieves the highest BREEAM rating possible.

Leighton Andrews, Deputy Minister for Regeneration, said Llanelli Waterside is a key regeneration project designed to attract new investment, stimulate economic development and help spread prosperity further west.

"Llanelli Waterside has benefited from a considerable amount of public sector investment over a number of years which is helping to transform the area. It has been the catalyst for this major regeneration project and we are now starting to reap the benefits. The interest from commercial developers is indicative of investor confidence."

Carmarthenshire council executive board member for regeneration Clive Scourfield said: "This high quality development marks the start of many investments that will create new job opportunities not just at Delta Lakes but throughout the Llanelli Waterside development."

The Rowland Jones Partnership and GVA Grimley have been appointed Joint letting Agents and details of tenancy opportunities will be available shortly."

Delta Lakes is a 34 acre strategic site earmarked for a high tech business and technology park and the new office will be built on a prime 1.6 acre location at the gateway. The high specification 25,000 sq ft office will have the capacity to accommodate more than 100 jobs and will set design standards for the remainder of the park. GVA Grimley is the lead development consultant for Llanelli Waterside.

The quality of design was of paramount importance in the selection process as the partnership is looking for a Grade A landmark building. Powell Dobson is the appointed architect by WRW Developments.

WRW has considerable experience of delivering high quality developments and renovation projects and was the main contractor at the luxurious Machynys Peninsula Golf Club House development.

WRW will be targeting a major occupier although the three storey building is designed to be flexible and can be configured to provide a range of office accommodation for differing sized businesses.

Delta Lakes has been designated as the commercial quarter for Llanelli Waterside. It is adjacent to the coastal link road providing easy access to the M4 and in a superb setting overlooking a five acre lake and parkland with views over Carmarthen Bay.

An application for detailed planning will now be made and subject to consent, work is anticipated to start on site shortly afterwards.
