A new £4 million-plus commercial development at Sleaford holds out the prospect of creating between 200 and 300 new jobs.

This follows the completion of the development of The Point at Sleaford, a high-quality office park located just off the A17 dual carriageway to the North East of the town on the Sleaford Enterprise Park and about 1 mile from the town centre.

Developers New Park Projects Limited and Nottingham-based Bournston Commercial Developments Limited believe it is ideally positioned to serve south Lincolnshire and the East Midlands and will provide growing businesses with a unique opportunity to acquire the very latest in purpose-built, state-of-the-art office accommodation.

Already organisations have been quick to see the benefits of The Point and recent occupiers include the Lincolnshire Primary Care Trust, independent financial advisors The Heritage Partnership, The British Red Cross, which operates its medical equipment loans service for the area from here and the Identity and Passport Service.

Hodgson Elkington, the Lincoln chartered surveyors who are joint agents with Humberts responsible for marketing the 33,000 sq ft development have just completed the sale of a large 10,000 sq ft building to Lincolnshire Primary Care Trust. "With the final phase of development only just completed we are delighted to have sold more than half of the 15 units. We also have terms agreed for sales of two further units" said Hodgson Elkington partner, Daniel Race.

Sixty new jobs have been created by the Lincolnshire Primary Care Trust's move with potential for 80 staff in total. As Managing Provider Services countywide they will be dealing with the delivery of services including community nursing (health visitors and district nurses), speech and language therapy, podiatry and physiotherapy.

The modern open plan office layout provides Provider Services with an internal custom built facility to support the deliver of high quality primary care and creates an identity for Provider Services separate from the Primary Care Trust.

Chief executive, John McIvor said: "This is the first, hopefully of many developments, and shows the Primary Care Trust's desire to provide modern premises for the Lincolnshire NHS".

Dean Hugill of The Heritage Partnership, which employs three, serving clients nationwide but primarily within the county said "It is a very convenient location for us with quick and easy access to the A17 with good car parking for clients."

"Following in-depth research, and having defined the local need to develop an office solution with unrivalled convenience, practicality and affordability we were convinced that Sleaford met all the criteria for success, "said Hugh Dibley, managing director of New Park Developments Limited who pioneered The Point concept of small, single storey, self contained office units available to purchase freehold with a high specification including air conditioning and on-site car parking.

"Every unit at The Point enjoys an independent entrance and dedicated car parking, so clients can literally park and enter. With the latest telecommunications and IT infrastructure, they can do business efficiently wherever their clients and suppliers are.

The Point is in an attractive park like setting bringing a feeling of space both inside and out. We believe a business will thrive in an air-conditioned, contemporary environment. Staff will be more productive and clients will be impressed by the stylish statement of individuality that is The Point," said Hugh Dibley.

"The Point at Sleaford is perfectly placed to do business, being equidistant from Newark-on-Trent and Grantham both of which are on the A1 and have main line railway stations with very fast East Midlands Trains services both north and south," said Paul Kilmister, director of Bournston Commercial Developments Limited, a company that has also been responsible for similar 'Point' office park development in Lincoln, Worksop and Rotherham and several student accommodation developments in Lincoln including The Junxion on St. Mark Street and Brayford Wharf East.
