Carter Jonas - General Development - Yaxley, Cambridgeshire

Carter Jonas has been instructed as joint agents on a new business park in Yaxley, to be developed by Peterborough-based R&H Estates, but the instruction is only the latest phase of Carter Jonas' association with the site, now known as Eagle Business Park.

Plots of serviced commercial development land will be available on the 21.85 acre site at Broadway, Yaxley from summer 2008, however Carter Jonas' involvement stretches back to 1999 when the firm's Planning Division began to work on behalf of the former owner of Station Farm to bring the land forward for B1/B2 industrial and office use, for which outline planning permission was granted in 2003.

The firm's Commercial Division then marketed the freehold interest in the land with the benefit of the outline planning permission. The sale to R&H Estates was concluded earlier this year with Carter Jonas immediately instructed on a joint agency basis to market both serviced plots and design & build opportunities at the newly renamed Eagle Business Park.

Ahead of the outline planning permission being granted, the firm's planning team also undertook a Traffic Impact Assessment and a requirement for a bus stop and cycleway is subsequently being supported by the developer.

Half of the available space at the business park is already under offer to companies who are looking to relocate to bigger premises, but there are still combinations of serviced development plots from 0.5 acres upwards available on a freehold or leasehold design & build basis.

R&H Estates' plans for future commercial development at Eagle Park include a speculative scheme of industrial units available on a freehold or leasehold basis and on which the joint agents are also taking enquiries.
