Date: 26 Jun 2008

South Wales based property developers Rombourne Ltd will provide a home for the latest business expansion soon to be opened in Newport by financial services giant Admiral Group Plc.

Admiral, the only Welsh-based business in the FTSE 100, is strengthening its position in Wales by opening its third site - at Rombourne's Langstone Business Park, on the outskirts of Wales' third city.

The two companies have completed a 16 1/2 year lease on the brand new, 30,000 sq ft Guinevere House which is the business park's flagship building. Located just one minute from J24 of the M4, the offices are completed to the highest Grade A standards with full air conditioning and excellent on site parking. Additional facilities such as dedicated chill out areas and full restaurant services will make for an unbeatable working environment.

The new operation will be opened in September with an initial intake of 90 new employees, rising to 450 within three years. Admiral has an excellent reputation as an employer and already has 1,500 staff in Cardiff and further 1,100 in Swansea.

Rombourne have invested £10m of speculative funding into developing the business park without the need for any financial support from the public purse. The company will continue to develop new buildings on site and is currently working on a 12,500 sq ft building which is due to be ready for occupation by the end of this year.

When complete the business park will provide 85,000 sq ft of Grade A office accommodation suitable for up to 1,200 jobs.

Rombourne chairman Denis Donovan said: "We are delighted to have such a prestigious FTSE 100 company as a tenant on our business park. Admiral are exactly the calibre of business we were aiming for when we started work on this 100 per cent privately-funded speculative development. We now have a great building, a great location - and a great tenant.

"Like Rombourne, Admiral are showing a strong commitment to the Newport area and we shall continue to develop our business park at Langstone which already includes a series of very high-spec and high-quality buildings."

Huw Llewellyn, Admiral Group Facilities Manager, said: "The opening of new offices was inevitable as part of our ongoing expansion, and our commitment to South Wales' major cities meant that Newport was an obvious choice.

"We're very proud to be based in Wales, and it's fantastic that we don't have to look outside for offices in such excellent surroundings."

Created in the shadow of the 2010 Ryder Cup Championship Golf Course, Rombourne's Langstone Business Park is already home to three other office developments, including the latest Rombourne business centre in Merlin House which currently caters for 70 business clients employing more than 300 people.

Rombourne Property Director Damian Stokes said: "Location and accessibility have been major factors for businesses who have relocated to Langstone Business Park. With instant access to the M4 motorway and the A449, 20-minute journey times to both Cardiff and Bristol, plus top-quality buildings, it's easy to see the attraction.

"Newport has so much to offer as a business location. We have long subscribed to the vision for Newport that has been promoted by both the City Council and Newport Unlimited and it's encouraging to see such a prestigious company as Admiral bringing substantial investment and high quality jobs to the area."
