Warner Estate - Offices Sale - Windsor, St Leonards House

Acting on behalf of Warner Estate Holdings PLC, Philip Marsh Hardings Deung has sold the freehold interest in St Leonards House, St Leonards Road in Windsor for close to the guide price of £1.65 million.

The property is let on three leases to three tenants, including Pearl Assurance Group plc. which expire at different dates between 2004 and 2016. The offices total approximately 503.1 sq m (5,414 sq ft) and are let with 15 on-site car parking spaces.

The total current rental income is £130,312 a year and the guide price therefore reflected an approximate net initial yield of 7.47%.

Carillon Investments Ltd (020 7290 6800) acted for the purchasers, a privately owned investment/trading company based in Ireland.
