Gleeson Properties has completed the development of a 40,000 sq.ft. (3,716 sq.m.) warehouse in Banbury, in association with Marchamont Limited and Sackville Properties Limited. The building, known as Vantage 40, occupies a highly prominent position at the junction of Overthorpe Road and Dorcas Road, about ½ mile from Junction 11 of the M40 Motorway.

Construction was completed in 24 weeks and the building is now ready for occupation. The building will appeal to both tenants and owner-occupiers and the developers are already reporting good interest. Whilst the freehold is available, a lease on institutional terms is also being offered at an annual rental of £6.25 per sq.ft.

Vantage 40 provides a warehouse/industrial area of 35,400 sq.ft. (3,288 sq.m.) gross internal, with a high level of natural light, four electrically operated loading doors and a clear internal height of 7.5 metres. Externally there are 23 designated car parking spaces and a 32 metre deep concrete yard. The yard offers a high degree of security and is accessible from both Overthorpe Road and Dorcas Road.

Part of the warehouse extends beneath the first floor offices, providing space that can be used either as storage, or converted to canteen, staff facilities or additional offices. At first floor, the 3,000 sq.ft. open plan office area is
finished to a high standard, including central heating and a carpeted fully accessible raised floor to facilitate power, data and telecom cable distribution.
The dual access from the two road frontages means that the building could be divided to provide two units of 19,500 sq.ft. and 20,500 sq.ft. (1,812 sq.m. and 1,904 sq.m.).

Banbury is a prosperous and proven commercial centre, superbly located on the M40, equi-distant between London and Birmingham. Companies already established in the locality are Hella, Hayes Distribution, McGregor Cory, 3663 and Kraft Jacobs Suchard,. Gleeson Properties' Managing Director, Steve Davies, said, "Adjoining developments - Cherwell 40 and MXL II - have let quickly, which prompted us to develop Vantage 40 speculatively."
