Teesland Group - Offices Development - New Alloa, SMART Village & Tullibody, Dumyat Business Park

Work has recently started on Phase I of the Business Campus SMART Village at New Alloa providing two 929 sq m (10,000 sq ft) units. This coincides with the commencement of Phase II of the Dumyat Business Park at Tullibody, which will provide 2,230 sq m (24,000 sq ft) of flexible space. It is anticipated that both developments will be completed by April 2001.
These two developments represent an important element in enabling companies to set up in Clackmannanshire. Centrally located in a beautiful part of Scotland, the area is rapidly establishing a record for attracting 'new economy' companies.
The new unit at Dumyat, which will be subdivided into two 1,115 sq m (12,000 sq ft) units and is capable of further subdivision into four 558 sq m (6,000 sq ft) units, will be targeted at companies involved in a wide range of activities in the manufacturing and distribution sectors. Dumyat offers excellent accessibility to the motorway network, close to the M9 and the M80 and equidistant between Scotland's two major airports. The building developed in Phase I of Dumyat is now let and occupied by Scotcol Processing
Ltd.
The new units at the SMART Village are designed for companies involved in areas such as multi-media, software, call centre, desktop assembly as well as light production use. This accommodation can be easily adapted for either production or an office environment.
The units represent part of a much larger project at the SMART Village to create an integrated mix of business park and residential accommodation, all wired to enable easy access to the Internet.
Adjacent to the Business Campus SMART Village is Pavilions Business Park, Phase I of which was recently fully let to ePOINT Ltd, a provider of stand-alone interactive terminals.
Each of these projects are being developed by Central Scotland Business Parks ("CSBP") to provide high quality facilities for fast growing companies. CSBP is a joint venture involving Teesland Group, Clackmannanshire Council and Stirling Council, which is currently developing and marketing six business parks within the Forth Valley area.
Both projects are being built with assistance from Scottish Enterprise Forth Valley and in addition the project at Dumyat is receiving assistance from the European Regional Development Fund under Objective 2.
These developments represent an important addition to available space in Clackmannanshire and are an excellent example of private/public partnership working to improve local economic conditions. In addition, Clackmannanshire Economic Development Partnership has recently been set up with a dedicated
team of professionals to provide assistance to companies moving into the area.
Lorna Jack, Chief Executive of Scottish Enterprise Forth Valley commented: "Today is a really important step forward that will help release a lot of energy here in Clackmannanshire. Keith Brown, Leader of Clackmannanshire Council said: "The Council is clearly delighted to see the first units being developed at New Alloa, by Central Scotland Business Parks, in partnership with Clackmannanshire Council. The development of New Alloa is now at the growth stage and the Council is looking forward to an early letting of the unit which will complement the existing companies already successfully operating at this exciting development."
