Further to the completion of phase I of the refurbishment of Solna Business Park, the Board of CLS is pleased to announce that on the 13th January 2001 Solna Town approved a new draft of the Town Plan. The amended Town Plan will enable CLS to continue the extensive refurbishment program that has been started in phase I.
The works to phase I were allowed to be carried out under an exception to the Town Plan in advance of its alteration. These works included the addition of a new floor and the creation of a further 2,237 sq m (24,080 sq ft) of net lettable office accommodation. The property is now fully let, with the majority of the property let to the Information Technology department of the Swedish Post Office.
The amended Town Plan, which applies to the entire estate, allows CLS to change the use of each of the buildings and to construct an additional floor on each of the buildings. This will result in the total floor area of the estate being increased by 23,480 sq m (252,726 sq ft) to 131,080 sq m (1,410,900 sq ft).
The Board is also pleased to announce that on the 31st January 2001 Solna Town granted planning permission for phase II of the refurbishment programme, Fräsaren 11. In anticipation of receiving this consent, the property has been stripped internally and is now ready for the refurbishment works to commence. The planning permission allows CLS to construct an additional floor and will result in the creation of an additional 8,600 sq m (92,570 sq ft) of net lettable office accommodation. The planning permission also allows for extensive external refurbishment works to include landscaping of the surrounding area and the re-cladding of the structure.
Phase III of the refurbishment programme, Fräsaren 12, will provide 32,678 sq m (351,743 sq ft) of office accommodation when complete and it is anticipated that a detailed planning application will be made later this year.
