Teeston Developments Ltd - Offices Development - M62, Gildersome

Teeston Developments Ltd, the joint venture between Teesland Group plc (“Teesland”) and Clugston Developments Ltd is acquiring an 8.6 acre (3.48 hectare) development site adjacent to Junction 27 of the M62 motorway at Gildersome, south west of Leeds city centre from Joseph Rowntree Housing Trust.

The site has outline planning permission and a detailed application for a development of 135,000 sqft (12,542 sqm) with 455 car parking spaces is to be submitted shortly. Teeston and Clugston expect to start work on site later this year.

The Harris Partnership has been retained to design a scheme of modern, state-of-the-art office buildings with a view to securing some of the larger requirements currently circulating the Leeds office market.

The scheme, named Comtek Leeds, will incorporate a central boulevard, water features, substantial landscaping and will utilise many of the existing mature trees on the site.

David Wells of Teesland commented, “This is an important acquisition for Teeston confirming our commitment to further development in the Leeds out-of-town office market. Comtek Leeds, providing in excess of 130,000 sq.ft. offices, is to be developed on one of the most important strategic sites in south west Leeds and we believe it will act as a catalyst to the regeneration of the area”.

Bill Dixon of Clugston said, “Leeds still suffers from an undersupply of high quality office space. We expect that this state of the art development will offer opportunity not only to local and regional businesses, but also attract UK and global businesses.”

The site is situated at the intersection of the A650 Bradford-Wakefield road, the A62 Leeds-Huddersfield road (Gelderd Road) and the M621 slip road at Junction 27 of the M62. Occupiers will be within half a mile of the substantial retail and leisure facilities of the Spring Ram Retail Park and Centre 27 Business Park in an established office location.

Teeston recently sold Cliffe Park, a scheme of twelve self-contained B1 office buildings it had developed during 1999, which was awarded a Secured by Design Award.

Teesland and Clugston have appointed Carter & Co as the letting agents for the scheme.
