Stiles Harold Williams - Offices Development - Brighton, EXION 27
Date: 11 May 2001
EXION 27 is an impressive, 28,000 sq ft high tech facility currently being constructed on the outskirts of Brighton. It overlooks the A27 at the Hollingbury junction, just 2 miles east of the A23 intersection, and is due for completion in May this year.
It is being developed speculatively by Albemarle Securities Ltd, a private property development company based in Epsom, Surrey.
The building will be unique in the Brighton market as it is a true '50/50' building, comprising air-conditioned offices at first floor level and flexible production space at ground. Exion 27, being arranged over only two floors, provides enormous efficiencies for businesses when compared to more traditional stock in the town.
Michael Jelley of Albemarle Securities commented :
"The project team involved in Exion 27 has considerable experience of business space projects, having developed a number of similar schemes in the Thames Valley and M3 corridor. The buildings appeal to a wide range of companies who have been delighted to find a property solution to so many of their business needs".
Martin Clark of Stiles Harold Williams, the marketing agents, added:
"Even though construction is still taking place, we have had an encouraging level of interest from national companies considering relocation to the area as well as existing Sussex employers. The quoting rent of £12.50 psf represents extremely good value."
