Matthews & Goodman - Offices Development - Manchester, Birley Fields
Date: 18 Jun 2001
Manchester Technopark Limited have shown their continued confidence in the Manchester office market by pressing on with further speculative office development at Birley Fields, just south of the City Centre.
Turing House, comprising circa 37,000 sq ft, is now complete and ready for occupation. Stephen Downey of the letting agents, Matthews & Goodman states "being mindful of specific requirements within the technology and telecoms business, Turing House has been designed with maximum flexibility including upper floor loadings of 6kN per sq m, over-sized fire protected risers and a purpose built plant room facility at roof level allowing easier access for air conditioning plant and sufficient capacity for occupiers requirements. Each building on Manchester Technopark has a broad band optical fibre network connection which can be linked to a commercial band width provider or into the network via Manchester University.
The ground floor offers unique accommodation in the Manchester market as it has been designed for potential use as co-location space with a 600mm raised floor, clear floor to ceiling height of 3.75m and a power supply up to 2mw.
Cockcroft House comprising 27,200 sq ft is currently under construction and it will be completed in October 2001. This will be the most striking office building to be offered to the market for some time with glass elevations coming to a point, full height atrium and bridge walk-over and glazed external cladding coming out at a 3 degree angle from the building. The design allows for internal and external breakout areas.
A planning application for a similar designed building of 30,000 sq ft has been submitted and design plans are currently being worked on for a glass clad building of 60,000 sq ft which will front directly onto Princess Parkway.
Manchester Technopark is undoubtedly one of the most exciting opportunities currently being offered to the marketplace occupying this high profile location and combining the benefits of being located close the City Centre but providing a business park environment in a low density development with on site parking
Rent levels for new buildings range from £17.50 to £18.50 per sq ft per annum.
